Here's a quick look at how it works.
Open my free account Call (302) 450-5979From late rent to your keys back, in the order the law requires.
Every state does this differently. The software knows your state's notice, wording, waiting periods and court, so you aren't guessing.
Add your property and tenant
Enter the address and the lease details. The county decides which court hears your case, so we look it up for you.
Get your state's notice, filled in
Answer a few questions and the right notice is ready with your state's required wording and the correct deadline date. Sign it on screen.
Serve it the right way
Send a local process server or certified mail right from the app, or deliver it yourself and record how and when you did.
File with the court
When the notice period runs out, your court forms are prepared, along with the court's address, hours, filing fees and e-filing options.
Track every date to the finish
The app counts days the way your state counts them, reminds you the day each next step opens up, and keeps your case file ready for court.

Questions landlords ask us
How much does it cost?
Your properties, tenants and rent ledger are free, including tracking who's past due. You pay only when you start an eviction: $39 for the notice package and $149 if it goes to court, with no monthly fee. If you have a lot of units, a monthly plan can cost less.
Do I still have to go to court?
In most cases, yes. The notice comes first, and many tenants pay or move out after it. If they don't, only a judge can order the eviction, so you file a court case and may need to go to a hearing. The software fills in your court papers, shows you where and how to file them, and gets you ready for the hearing. You (or your attorney, if you hire one) go to court.
Can I try it before I pay?
Yes. Your account is free to start: add your properties and tenants and track rent and late payments at no cost. You pay when you start an eviction. You can also watch the short demo video on this page.
Does it work in my state?
Yes. It works in all 50 states and Washington, D.C., and it checks the current rules for the court in your county.
How fast is it?
Your notice can be ready in minutes. After that, your state's waiting periods and the court's calendar set the pace, and the app tells you the first day you're allowed to take each next step so you never wait longer than you have to.
Is this a law firm?
No. Residential Dispute Solutions is software that prepares your documents at your direction and explains each court step in plain English. For a contested case or anything unusual, talk with a licensed attorney.
